Las Brisas is the residential neighbourhood surrounding the Real Club de Golf Las Brisas, the most prestigious of Nueva Andalucía's championship courses. Founded by José Banús in 1968 and designed by Robert Trent Jones Sr., the course is ranked among Europe's top 100 and has hosted the World Cup of Golf twice and the Spanish Open three times. The surrounding villas, many on frontline golf plots, represent some of the most valuable residential property in the Golf Valley.

Lifestyle & Atmosphere

José Banús allowed Robert Trent Jones to choose the best part of his newly acquired land. The legendary architect selected the most spectacular valley in the area—and built his masterpiece around it. The layout features ten artificial lakes fed by two streams, with water coming into play on twelve of the eighteen holes. The landscaping, by Englishman Gerald Huggan, created what amounts to a botanical garden: Cape Chestnut trees, Indian Laurel, Mexican Green Ash, Australian Whistling Pine, and the distinctive tall palms that have become the course's visual signature.

The neighbourhood radiates outward from this verdant core. Frontline golf villas command the highest premiums—properties where you can watch sunrise over the fairways from your terrace. Behind them, gated communities and luxury developments climb gently toward the Sierra Blanca foothills. The clubhouse, recently modernised to five-star standards, serves as the social hub: 1,300 members from over 30 nationalities gather for more than 120 annual events. Kyle Phillips—who renovated the course in 2017—ensured it would remain at the top of European golf for another fifty years.

Asking prices average €6,641/m², placing Las Brisas among Nueva Andalucía's premium sub-areas. Within the neighbourhood, however, significant variance exists between frontline golf positions and properties further from the fairways. That internal hierarchy—and what it means for pricing and negotiation—matters more here than headline averages suggest.
