Fontanilla occupies the geographic centre of Marbella's coastline. To the east, the marina and Old Town; to the west, the Pirulí tower and the beginning of the Golden Mile. Between them, a kilometre of urban beach backed by the Paseo Marítimo promenade—marble-paved, palm-lined, and dense with chiringuitos, restaurants, and ice cream stands. This is Marbella at its most accessible: families on the sand, joggers along the boardwalk, retirees on benches watching the Mediterranean.

The neighbourhood behind the beach contains a mix of 1970s apartment blocks and more recent developments. Marbella House, Cipreses del Mar, and Don Gonzalo remain among the most sought-after residential complexes in Marbella town centre—gated, with gardens and pools, and offering something rare on this stretch of coast: beachfront living without resort dependency. The legendary Hotel Don Pepe, where Dani García launched his career at Restaurante Calima, stood here until its transformation into residential units. The Palacio de Congresos Adolfo Suárez—10,000 square metres of auditoriums and exhibition space—anchors the western end.

At €7,274/m², Fontanilla commands Marbella Pueblo's highest asking prices. But while the Old Town surged 46% in 2025, Fontanilla moved in the opposite direction—down 1.5%. What that divergence signals about relative value, demand patterns, and negotiation positioning is precisely the kind of context that asking prices alone don't reveal.
