Nueva Andalucía is Marbella's largest residential district, covering approximately 10 square kilometres of hillside valley between Puerto Banús and the Sierra Blanca mountains. Known internationally as 'the Golf Valley,' it contains three championship courses—Las Brisas, Los Naranjos, and Aloha—designed by Robert Trent Jones Sr. Developed in the 1960s by José Banús as a residential complement to his famous marina, it now houses around 21,000 residents and represents one of Europe's highest concentrations of foreign property ownership.
Lifestyle & Atmosphere
In 1964, José Banús—the Madrid builder who would shortly create Puerto Banús—acquired a vast expanse of agricultural land northwest of the fishing village that was becoming Marbella. He hired Swedish architect Nils Hallenborg to design something unprecedented on the Costa del Sol: a planned residential community with wide streets, spacious villas, and world-class golf courses drawing inspiration from California developments. The infrastructure was installed all at once rather than in phases—a decision that nearly bankrupted Banús but produced an unusually coherent suburban district.
Today, Nueva Andalucía functions as a self-contained town within Marbella. Centro Plaza and Aloha Pueblo provide restaurants, shops, and cafés; the Saturday market around the former bullring (now Marbella Arena) draws crowds from across the coast; Turtle Lake offers a green refuge for picnics and walks. The international schools—Aloha College, Svenska Skolan, Les Roches—have made the district a magnet for families from across Europe and beyond. Unlike the beachfront resort zones, Nueva Andalucía is where people actually live year-round.
District asking prices average €6,021/m², positioning Nueva Andalucía between the Golden Mile and San Pedro de Alcántara. Within the district, sub-areas range from entry-level to prices approaching Puerto Banús waterfront. The buyer profile here differs markedly from other Marbella districts, which shapes both pricing dynamics and negotiation patterns in ways that reward informed buyers.
