East Marbella's Original Beachside Community

Marbesa is a peaceful beachside residential community located 8 kilometres east of Marbella town, first developed in the 1960s. Characterised by leafy streets, villa gardens, and direct access to some of Marbella's finest beaches, the area is known for its well-maintained appearance, efficient community association, and relaxed atmosphere. Beachfront fish restaurants and chiringuitos dot the shoreline. Current asking prices average €5,806/m²—the highest in the Elviria-Cabopino district.

Lifestyle & Atmosphere

Marbesa was one of the first residential areas developed in Marbella East, with construction beginning in the 1960s when this stretch of coast was still largely undiscovered. The name itself is a contraction—'Marbella' plus 'playa' (beach)—reflecting what has always defined the area: direct access to sand. Unlike later developments that sprawled inland, Marbesa was planned around proximity to the Mediterranean. By the time the Don Carlos Hotel opened nearby in 1969, Marbesa was already an established community, its streets planted with the mature gardens that characterise it today.

What distinguishes Marbesa today is its community. The residents' association is famously efficient—streets are immaculate, gardens maintained, common areas pristine. It's an area favoured by Northern Europeans who appreciate orderliness alongside Mediterranean climate. The leafy streets, largely free of passing traffic, lead down to beaches with uninterrupted views across the bay to Marbella. Beachfront restaurants—Club 200 for prawns, Rama for fish, Simbad beside the old Moorish watchtower, Triana with its Mediterranean menu—serve fresh catches daily. The neighbouring community of Carib Playa offers similar character on an even more intimate scale, positioned closer to the Artola dunes.

At €5,806/m², Marbesa commands the highest asking prices in the Elviria-Cabopino district—a premium for beachside location, established gardens, and community quality. But asking prices are where negotiations begin, not where they end. The gap between what sellers expect and what buyers actually pay—and which nationalities are driving demand—tells a more useful story. One that changes how you approach the table.
